All cancellations must be made 30 days in advance. If a cancellation is made 30 days or more in advance the deposit is returned, minus a $100 rebooking fee.
If the cancellation is made within the 30 day period only the amount of the reservation that is "rebooked" is returned minus the $100 cancellation fee.
Check, money order or credit card is needed to guarantee your stay. We charge 50% of the rental at the time of booking. The remaining 50% is due 30 days before check-in. All reservations are on a 'first come-first served' basis. We cannot hold dates without payment.

Our complex is located in a very quiet, totally residential area. Shops and restaurants are nearby in Puerto Morelos. We recommend that you rent a car for your stay. There is bus service at the end of our road (approx 1 mile) and there is taxi service available. The rate for a taxi to Puerto Morelos is $12 one way and Playa del Carmen is $25 one way. We highly recommend Executive Rental Car for the best rates and service. www.executive.com.mx

Our small complex, Sandys Villas, is not a resort but rather individually owned condos and villas. And while there is a manager on site as well as a manager in Puerto Morelos, our vacation rentals are privately owned apartments and villas for you to use as a second home. They offer privacy and quiet, but do not have the 24 hour a day service that the resorts offer. They do allow you to live like a local and do as much or as little as you please.
